Published prices and maximum accommodation payment amounts

Providers must publish the accommodation prices for their rooms on My Aged Care. If they want to charge above the maximum accommodation payment amount, they need approval to do so.

Requirements to publish accommodation prices 

You must publish the maximum accommodation price that you want to charge for each room or part of a room in your residential aged care home. The published price is the maximum you and an individual can agree to.

You can’t charge more than your published room price. This includes prices published on My Aged Care, printed materials and your own website. This applies to residents who:

  • enter your residential care home under the 1 July 2014 or 1 November 2025 accommodation arrangements
  • voluntarily move rooms and are eligible to pay an accommodation payment. 

Changes to published room prices don’t affect residents who:

  • already live in your residential care home and don’t change rooms
  • move to a new room or part of a room involuntarily
  • are on pre-1 July 2014 accommodation arrangements
  • pay an accommodation contribution under the 1 July 2014 or 1 November 2025 accommodation arrangements and voluntarily move rooms.

If you don’t publish an accommodation price on My Aged Care, you can’t charge a resident an accommodation payment.

You don’t need approval to publish room prices below the maximum accommodation payment amount.

Maximum accommodation payment amount

From 1 July 2025, the maximum accommodation payment amount is $758,627. It will be indexed on 1 July each year.

If you want to charge more, you must seek approval from the Independent Health and Aged Care Pricing Authority (IHACPA). Approvals last for 4 years and can be indexed on the approval anniversary, in line with allowable inflation.

If your approval is due to expire and you wish to continue to charge more, you need to allow at least 60 days for IHACPA to consider the new application. Find out more about expiring refundable accommodation deposit (RAD) approvals on IHACPA’s website.

Before October 2022, the Aged Care Pricing Commissioner (ACPC) managed approvals to charge above the maximum accommodation payment amount.

To publish a room price over the maximum on My Aged Care, you must enter your IHACPA or ACPC approval details. If you want to increase approved prices in line with allowable inflation, you will need to adjust this yourself.

These details must be kept up to date to keep charging the higher amount.

Overcharged amounts 

If you have previously charged or are charging an accommodation payment higher than the maximum without a valid approval, you must refund the overcharged amount plus any interest.

Current and historical maximum accommodation payment amounts 

The maximum accommodation payment amount is indexed annually on 1 July, in line with the Consumer Price Index (CPI).  

The current amount is published in the Schedule of Fees and Charges for Residential and Home Care
